Gas Safe registered
Only a Gas Safe registered engineer can issue a valid record. Ours is No. 981851.

We work around viewings and tenancies, and can send the record straight to whoever you nominate.

Several properties or an HMO?
Send us the addresses, the number of gas appliances and the dates you need. We'll quote the lot in writing and work through them in one go — no need to chase us each year.

What is a CP12?
It's the Gas Safety Record landlords must have each year — the certificate confirming every gas appliance and flue in the property has been checked and is safe.
How much is it?
£109 for a standard property. If a property has more appliances, or you have several properties, tell us when booking and we'll confirm the price before you commit.
How often do I need one?
Every 12 months, and before a new tenant moves in. Records should be kept for two years.
What happens if an appliance fails?
We tell you straight away which item is unsafe and why, then give you a fixed price to repair or replace it. Nothing gets done without your agreement.
Do you cover HMOs and houses with several tenants?
Yes. Each appliance and flue is checked and listed. Send us the number of appliances when you book so we can allow the right amount of time.
Can you handle the whole property for me?
We can service the boiler, check the cylinder and issue the certificate in one visit. Boilers, heating and bathrooms are quoted separately — no pressure, and no work without your go-ahead.
